Welcome to the Developer Projects page. Waxhaw continues to grow! Click on the tabs below to view the status of development projects within Waxhaw.

Projects approved or inactive for over a year may be removed. Please note that all meeting dates and unapproved plans are subject to change. The Town cannot guarantee the accuracy of the information provided. Please contact the Town of Waxhaw to verify Board meeting dates or for any additional information.

The tabs below represent the project stage of development. Click on the project name within the tab to learn more details. Definitions of terminology associated with the stages of development are provided below.

Application Filed: The project concept has been submitted for review and a final decision or approval is pending.

Approved: The project concept has been reviewed and approved by the Board of Commissioners or Staff. 

Under Construction: The development is approved and construction has started.

Completed: Construction is complete. 

The planning process has multiple layers of review and approval that are dependent on the type of development proposed.  To see details on process and submittal requirements, see the planning page/planning processes tab.

The status of each development will be described in the table with the terms defined below.

Preliminary Site Plan - To confirm that a development proposal meets the requirements of the LDC, a preliminary site plan must be reviewed and approved before any permit is issued for the construction, repair, or alteration of any building or site.

Preliminary Plat - When a property is subdivided to create nine or more lots and the resultant lots meet or exceed the standards of the applicable LDC zoning district, it is regarded as a major subdivision.  Preliminary plat approval is required prior to construction plan submittal/approval for all major subdivisions.

Special Use Permit  -When judgement must be exercised by the Board to determine if a particular development plan or land use meets general and/or specific standards of its zoning district, a special use permit is required.  Presentation of competent, material and substantial evidence establishing compliance with these general and/or specific standards must be made in a quasi-judicial forum. 

Initial Zoning/Rezoning  - Zoning is the designation of specific areas of land within the town which various uses and development standards are permitted.  Zoning cases listed seek to change the designation from their existing zoning designation to another.  In the case of an annexation, initial zoning is placed on the property within 60 days.

Conditional Zoning - A legislative zoning map amendment with site-specific conditions incorporated for that site.

Construction Plan - Fully engineered  drawings of the proposed development.

Final Plat - A map prepared by a registered surveyor to be recorded at the register of deeds.
